Gotama Building Engineers was commissioned to work with the fine interiors design team headed by fashion and interiors designer Coszimo Pizzuli on the Universal Motown Records Group offices.  This tenant improvement project was a 12,000 sq. ft. office suite located in a Beverly Hills penthouse office floor; one of the new design features included a listening area lounge for new artists to showcase and perform in.

During the initial investigation of the existing building systems, there were signs of leakage detected in the main supply duct, at variable air volume (VAV) terminals and heating coil connections.  Part of the solution entailed the installation of a small 7-1/2 ton air conditioning unit connected to 3 perimeter zones and 3 public area zones, with each zone connected to an insulated VAV terminal.  The 2 existing VAV terminals were relocated with additional external insulation far from the noise-sensitive areas such as the corner offices, conference room and listening room; these older units were strategically place to alleviate any acoustical concerns. 

The building was already outfitted with a Trane Tracer system for tracking and managing energy flow; the newly renovated systems were designed to integrate with the Tracer and saved the company from additional expense.

With careful pre-construction planning and coordination, this project was completed on a fast-track in 60 days by Cannon Constructors.
