CDM-LA LEEDTM TI
 

As the LEED commissioning agent to CDM, Gotama Building Engineers was engaged to prepare the certification documentation and advise the client and the building management on the MEP systems in the renovation of their 10,000 sq. ft. office suite in the historic Pacific Center in downtown Los Angeles.

This goal of this project was to match the client firm’s commitment to sustainability within the existing envelope of this 1929 building.  Working closely with the design team, the building engineer and the contractors, the space was stripped to the studs and refurbished using salvaged doors and ceiling tiles from other parts of the building and low-emitting paints and materials for the interiors, furniture and carpeting.  In the mechanical systems installation, multiple HVAC zones were created to enable more personal control over the thermal environment.  Motion sensors, timer controls and reduced power density were established for the lighting while encouraging the use of individual task lights at work stations.  By reducing the number of overhead fixtures, energy usage has been cut by 25%.

The documentation prepared by Gotama Building Engineers will certify this project under the recent LEED – CI (Commercial Interiors) designation, and establish a working template for eventual upgrades to other CDM offices throughout the country.
