Anaheim Downtown Development
 

In order to create a 24-hour urban core, the City of Anaheim and CIM Group have joint ventured to develop the Center Street Promenade, 6 sites of mixed use retail, residential and public occupancy on the last seven acres of vacant property in the downtown area.   Gotama Building Engineers was hired as the MEP design engineering firm for all projects, coordinating with 5 separate architectural firms overall.

This multi-phased $100 million project consists of four mid-rise buildings, featuring 500 housing units and 55,000 sq. ft. of supporting retail and restaurant space, such as Coffee Bean and Tea Leaf.  In addition, a 10,400 sq. ft. Heritage Center Museum will serve a cultural niche for the community at large. 

As the overall design MEP firm, Gotama Building Engineers has worked closely with the general contractor on the team, American Constructors, prior to the completion of design development, in a modified design-build.  In addition to the multiplicity of coordination with the 5 design architects, the engineers have worked closely with the in-house and hired sub-consultants from the retail tenants.  In this case, it is mainly integrating power, plumbing and HVAC elements with rollout specialists whose job is to install a pre-conceived layout in a variety of locations across the country; because the space is often leased after the project is built, it is important to supply “stubbed out” systems for a variety of usage – from food to fashion – depending on the leaseholders’ needs.
